This is the foundation of your project, where we explore ideas and define the overall vision together.
Through a detailed briefing process, we develop initial layouts, concept sketches and mood boards to establish the spatial direction, design character and material feel. Using 2D plans and 3D visualisations, you’ll gain a clear understanding of the design and have the opportunity to provide feedback and refine the concept.
Once the concept is resolved, we obtain a preliminary Cost of Works estimate to ensure alignment with your budget before moving into Design Development.

In this stage, the approved concept is refined into a detailed and coordinated design.
We develop the architectural drawings further and work closely with consultants to ensure all aspects of the project are well integrated. You’ll be presented with detailed plans, elevations and 3D views of key areas such as kitchens, bathrooms and joinery, along with refined material selections and key design details.
Together, we review and refine the design to ensure everything is resolved and aligned with your vision. An updated Cost of Works estimate is then prepared before progressing to the next stage, which may include Town Planning where required. Depending on the project, this process may sometimes begin earlier to streamline approvals.

This stage involves preparing and coordinating the documentation required for planning approval.
We develop the necessary drawings and supporting information in line with local council and statutory requirements. This may include planning reports, site analysis, diagrams and consultant input to support the application.
Once complete, the application is submitted to council and managed through the assessment process, including responding to any feedback or requests for further information. Where required, we liaise with council, adjoining owners and other relevant stakeholders, responding to feedback and providing additional information or drawings to support the approval process.

This stage involves preparing the detailed drawings and technical documentation required for tendering, approvals and construction.
We develop comprehensive construction drawings and schedules to clearly communicate the design intent and enable accurate pricing by builders. A pre-tender Cost of Works estimate is prepared, and we can recommend suitable building contractors for the tender process.
Where required, we also coordinate the information and drawings needed for building permit approval and manage the process to obtain the necessary approvals, allowing the project to proceed to construction.

We assist in confirming the right builder for your project, whether through a competitive tender process or by working with your preferred builder.
Where tendering is required, we issue documentation to selected builders and assist in reviewing submissions, assessing pricing, scope and overall suitability.
If you already have a builder appointed, we work directly with them to review and clarify the project requirements, ensuring alignment with the design intent and budget.
Our role is to establish a strong foundation for construction and support a smooth transition into the building phase.

This final stage supports your project through construction, ensuring the approved design is delivered in accordance with the contract documentation.
Prior to construction, the building contract is prepared and executed. During the building phase, we carry out regular site inspections, liaise closely with the builder and keep you informed on progress, quality, timeframes and costs.
We administer the building contract by reviewing variations, progress claims and extensions of time, monitoring project costs, and identifying any incomplete or defective work requiring rectification.
At completion, we assess practical completion, issue the relevant certification and oversee the defects liability period to ensure all outstanding items are addressed before final completion.
